Developers of leisure properties, Lunvio, are entering the Scandinavian market with a €7.5 million investment. The company is developing a 32-villa complex in Lapland called Noa Villas, which is planned to be completed and opened to visitors by the end of this year, according to a press release.
According to the company’s CEO and co-founder Lina Baronaitė, the choice of Finland was no coincidence.
“This is a rapidly growing winter holiday destination with direct flight connections to more than 40 European cities. In recent years, tourist flows to the Lapland region have increased by more than a fifth, reaching around 14 million visitors during the winter season alone. These trends create strong potential for high-end leisure projects,” she said.
Around €5 million for the project’s development will be raised in stages through the crowdfunding platform Röntgen.
“Beyond aviation projects, this is our platform’s first real estate project abroad. However, the financing logic and selection criteria remain the same as in Lithuania — we only evaluate commercially sound and attractive projects for investors. The Noa Villas case stands out due to clear demand and experienced developers, which is why we consider it a very strong investment opportunity,” said Röntgen CEO Greta Zarembienė.
The complex is being built in a wild forest by the river. The villas will range from 50–57 sq. m, all featuring panoramic windows and private terraces. Some villas will have saunas or jacuzzis, while the resort area will include a gym, a reading room, and a space dedicated to gin tastings. The interiors will reflect Scandinavian minimalism with natural wood finishes.

This allows us not only to ensure the villas’ resilience to Arctic climate conditions but also to offer sustainable solutions and exceptional architectural quality. The resort will cater exclusively to adult visitors. It is expected to attract both newlyweds seeking unique honeymoon destinations and wellness camp organizers. In winter, guests will be able to watch the Northern Lights, go dog sledding, snowmobiling, or cross-country skiing, while in summer they can enjoy idyllic relaxation in a cooler climate.
The average overnight stay is expected to cost around €1,000, rising to as much as €2,000 during Christmas and New Year periods.
