Head of projects

About the role

We are looking for a Head of Projects to lead Lunvio’s international real estate portfolio by guiding local project managers across multiple countries. The role provides end-to-end oversight of projects across their full lifecycle — from opportunity preparation and acquisition readiness through development and delivery, and into the early operating phase — ensuring that timelines, budgets, documentation and compliance requirements are consistently met.

Working alongside the Head of Construction and the Head of Operations & Guest Experience, this role keeps projects aligned across functions, identifies risks and emerging constraints early, and steps in to resolve escalations that local teams cannot solve independently.

Responsibilities

  • Lead and coordinate local Project Managers across countries: set goals and priorities, define working standards, run regular check-ins, and ensure accountability for delivery.
  • Own portfolio governance: establish and maintain reporting, KPI tracking, change control and decision routines; ensure projects move forward without delays due to missing decisions or unclear ownership.
  • Ensure on-time, on-budget delivery (portfolio level): review plans and progress, monitor deviations, require corrective actions, and step in when delivery is at risk.
  • Oversee legal, permitting and documentation readiness: ensure local teams/advisors secure permits and approvals, contracts are in place, and project documentation is complete, accurate and accessible.
  • Oversee financing and refinancing processes: coordinate preparation of lender/investor materials, manage key stakeholder communication, and ensure timelines and requirements are met throughout financing cycles.
  • Drive early-stage project structuring: ensure each project has a clear concept and scope (functional requirements, positioning, design brief, capex framework etc.) that can be executed by construction and other teams.
  • Align Construction and Operations leadership: work alongside the Head of Construction and the Head of Operations & Guest Experience to synchronize dependencies, keep handovers clean, and resolve cross-functional issues.
  • Handle escalations and critical negotiations: take ownership of complex issues local teams cannot resolve independently (budget overruns, permit delays, partner/contractor disputes, stakeholder conflicts etc.), and represent Lunvio in key meetings when needed.
  • Support pipeline development (as required): participate in sourcing new properties/opportunities and in evaluating their fit from financial, conceptual, delivery and other relevant perspectives.
  • Perform other related duties as required to ensure smooth portfolio delivery and execution.

Requirements

  • 5+ years of experience in real estate development, project delivery, investment projects or a similar role, ideally with multi-project responsibility.
  • Strong practical understanding of budgets, timelines, contracts and risk management; ability to keep multiple workstreams under control simultaneously.
  • Solid grasp of legal and documentation requirements relevant to development projects (permits, contracts, due diligence, corporate documentation), with the ability to coordinate local teams and critically review deliverables.
  • Ability to bring structure and clarity to complex situations: define scope, set priorities, and drive timely decisions.
  • Strong coordination and stakeholder management skills; comfortable working with internal leadership and external partners across countries.
  • Leadership mindset: ability to guide and mentor project managers and drive accountability without micromanagement.
  • Very good English and Lithuanian; additional languages are a plus.
  • Willingness to travel to project locations as needed.
